Move-In FAQ
Reminder of what is Required for Move-In
It's not that complicated, and is experience that will assist you for decades. Please read this carefully, as we don't have time to hold everyone's hand through the process.
Virtually everything you will need can be found on your online portal, including the amounts due, and a copy of your lease agreement spelling out all of the requirements. Part A, containing the first 2 pages, will have the particulars such as date and time of move in, amounts owed and so forth. Your portal will track your lease agreement, and have the amounts owed as well. We have broken down the important parts people most often have questions about, or issues with, here.
Here is what you'll need before anyone can take possession and move into the house.
1. ZERO BALANCE ON YOUR ACCOUNT You must have a zero balance on your account. If you have an outstanding balance you will not be able to take possession of the house. Just because you have paid your “share” and gotten your stuff together, does not entitle you to possession of the house. The entire account must be squared away. Make sure all roommates know this.
2. RENTER'S INSURANCE: This will likely be your biggest pitfall. You must each have your renter's insurance in place in order to take possession of your house. That is, ALL residents must have an approved policy in effect before anyone can move in. You will need to submit the proof of insurance through your resident portal before move in. There is more information in your lease regarding renter's insurance. Wildcatstreet MUST be listed as "ADDITIONAL INSURED," NOT just an interested party or additional interest or any other language, regardless of what your insurance agent says about the matter. You must also have liability coverage for a minimum of $300k. (Some houses are $500k, so be sure to check your lease.) Your renter's insurance policy for the year must be PAID IN FULL. The biggest hangup here is that we are frequently not named as “Additional Insured” and sometimes the amounts are inadequate.

Google has something else, and we don't control that.
Special Note on Renters Insurance. If you want a pretty good deal, and to get the insurance right on the first try without hassle, or are having a hard time finding an insurance agency to write you a policy that names Wildcatstreet as "Additional Insured," we suggest Al Torstrick Insurance on Waller Avenue in Lexington. 3. UTILITIES. You will need to have all utilities you are responsible for transferred into your name on or before your lease start. You will need to submit proof that you have transferred utilities through your portal before move-in. The utility companies are busy this time of year with all the moving going on, so we suggest contacting them at least a week in advance to make sure you can get transferred in time to move in. If you reach out to them on move-in day they will not be able to get you transferred in time for move in. ***If you are living on Crescent avenue please remember that you need to contact Republic Services to sign up for trash service.**

Gas (Columbia Gas) 800-432-9345 Not required in all houses, this will be indicated on your lease agreement.
Internet/Cable 859-413-4088 (Glenn) *Tell him you are moving into a Wildcatstreet property for a student discount. He is an official sales rep for most of the internet service providers, and can get you a good deal, but feel free to call these providers directly. Again we do not benefit in any way from this recommendation, and are just trying to make your life easier.
You must submit proof of utility transfer (electric, water, and gas and trash if applicable -- We do not need to see proof of sewer or Internet) and renter's insurance prior to scheduling a move in appointment. We will need to review and approve your renter's insurance policy to make sure it is correct. You must also make sure we have enough time to process everything. Don't try to schedule something five minutes after you submit everything.
4. SCHEDULE A MOVE-IN APPOINTMENT. You must schedule a move-in appointment. You do this through your portal. Just log in and submit a resident request and we will confirm your move-in appointment. We are NOT available for move ins on the weekend. We are available Monday-Friday, 8am to 5pm. You do NOT have to take possession of your house the day your lease begins. If you are not in town, just contact us when you plan on coming to town and we will plan to meet you.
While everyone can be present to take possession, only one resident is required to take possession of the unit. That resident will be given all the keys and at that point it will be incumbent on them to distribute keys or get access for everyone else.

5. Communicating with us: We encourage communications through your online portal for a number of reasons. If you want to communicate with us, log on to your online portal and send us a contact request. We are generally very good about responding to requests in a timely way, and it enables us to communicate with you AND ALL YOUR ROOMMATES all at the same time. It avoids miscommunications and ensures that everyone gets the message. We simply don't have the time to answer the same question over and over from the same group.
